T4 Investments, through its Luxembourg platform, has developed a secured and fully collateralized Credit-Linked Note (CLN) to finance the New Cairo luxury real estate development. The structure, arranged in partnership with Sesame Financial Group (Switzerland) and audited by PwC, provides a transparent, regulated investment instrument connecting private capital to high-growth real-asset opportunities.
The CLN is issued via a Special Purpose Vehicle (SPV) and backed by a pledge of 100% of T4’s shares in North Coast Real Estate (Luxembourg) — the holding entity investing in the land development in New Cairo.
Investors receive a fixed annual coupon, with an option for conversion to equity at maturity, creating an opportunity to participate in both yield and capital appreciation.
